 Here is a list of Level Up's recommended vendors, we are always a bit weary of recommending services that don't work, which is why, our team put a lot of work and energy into vetting this list.

We believe that these agencies and services will work at a way higher likelihood than any of the other services, but know, nothing is guaranteed to work, these strictly just have a way higher probability of working than any of the other services.

You have to run your biz right internally for these services to work, but i do know across the board, these are the services working right now and have the highest probability to work regardless of the market you are in.

I only recommend companies that work for us or for our clients.

Youtube Ads

Deal Source is owned by Cory, who has an extensive background in Digital Marketing and was just recently brought into the REI space by my past client Jon Lallande.

Jon was breaking even on his PPC campaigns before working with Cory. After 3 months of working together, Jon was averaging a 7x ROAS on his $30k/mo in marketing spend. This is huge, so I had Cory come do a presentation for our group on how he was doing it.

Pay Per Lead Companies

Property Leads

This is my nationwide favorite PPL company. They cost a lot per lead, but if you are a closer and great at sales, my clients consistently close every 5 to 10 leads into a deal.

If you do PPL and don't use these guys, you're missing out

They mostly use SEO and High Quality PPC Leads.

Lead Zolo

This is another shoe in for the best PPL companies, their leads are generally quite cheap, around $180 to $220 and my clients typically lock up every 10 to 20 leads into a deal.

The biggest downfall with Lead Zolo is they struggle to produce a high quantity of leads, which makes scaling this marketing channel hard.

They mainly use YouTube Leads.

Motivated Leads

Motivated Leads is a platform that produces results and a worthwhile ROI, but the leads they produce get refunded more often.

So if you want this lead channel to work, you need to have a refund process in place. Simply put, review all of your leads from them daily, and submit them for a refund so you don't waste money.

They use all sources of inbound leads.

Mail Bots

Mailbots is owned by Rob Norris a multi 7 figure investor from Nashville, TN. His service specializes in handwritten letters for investors that stand out from the competition by being simple and to the point. Because of this, they average consistently over 1% call back rates for their clients.

DM Force

DM Force is owned and operated by GG Homes which is a multi 8 figure per year home buying business in So Cal. Their mail system utilizes check letters and niche data sets, since they have such incredible success in their own company with this process, they built a service to replicate their mail system in other people's business's which is DM Force.

PPC & SEO

Bateman Collective

Bateman Collective is owned and operated by Brandon Bateman who is a PPC wizard. The thing I know about PPC is that it is hard, and most agencies don't get results for their clients. 

And that is brutal because PPC is expensive. But this is why Bateman Collective is who I recommend and it is because they get the best results by far for all the top investors in the industry.

Brandon has spent $9 million on ad spend and produced $50 million in assignment fees for his clients, so his team is rock solid.

PPC Force

PPC Force is ran, owned and operated by a group from So Cal that does 40 mil in assignment fees and in flips per year. They are to my knowledge the 2nd largest wholesale group in the country behind New Western.

They have been running PPC in the most competitve market in the US (San Diego and Los Angles) for a long time and are opened up to take clients on themselves.

So they install the same strategy, systems and process to your campaigns as they do for their own campaigns.

The owners are geniuses and great people.

Facebook Ads

Hesel Media is a company owned and operated by Esteban Andrade who has really impressed me with his process and service for his clients. According to his recent study for his clients, he is getting 92% of clients a contract in their first 30 days of working with him.

This is super impressive and he gave a great presentation on how you can start to generate inbound leads view Facebook, from the creatives to use all the way to the way to set up and build an actual campaign.

Cold Calling

Hypr Service

This has been the best cold call service any of our clients has used. Bottom line is none of them are great, but the reason we like Hypr more than the other options is because they go and recruit you a new Cold Caller each time.

It takes a little longer to set up and get started, but across the board the quality has been better than other providers.

Call Tools

If you run your own in house cold calling, Calltools is our preferred dialer because it is very easy to use and the tech support allows my team to go solve their own problems without us having to go do it for them.

Like all dialers it has it's issues, but overall its solid and gets the job done.

CRMs

Close CRM

In our opinion, Close is the easiest to use, out of the box solution that is the most reliable and scalable CRM on the market.

Yes, it is not set up out of the box for a wholesale business, that is why we created a Close Set Up SOP to follow to get it set up in around 1-2 hours to have it look and work just
like our CRM. Close is scalable and has great reporting.

We recommend it over any thing else in the marketplace, even Salesforce because of the simplicity.

InvestorBase was founded by wholesalers who had to find an affordable solution to sell deals off market to investors. So they created the best off market buyer list building tool available. On a test, it took 17 calls to get 8 walkthroughs and to sell a deal that wasn't moving otherwise.

This is the tool we have used for over 4 years to manage all your data, tag it, and start to use to recycle data.

We like it because it allows us not to double skiptrace when using the Batch Skiptracer, and allows us to easily pull data from our existing records because of the tagging and filtering system.

For $.09 per skiptrace, it is hard to get a better deal. The data is accurate and quality compared to everything else we have tried in the market.

If you are balling on a budget, this is the skiptracer for you. $.03 per skiptrace, which for the price the quality is rock solid.

You do get what you pay for, so with Batch Skiptracing, we get about 2x more leads for the same effort put into calling or texting, but the price is significantly cheaper.

So if you are trying to keep overhead low, this is a great option.
